First and foremost, there are NO real comparables for this 90-acre parcel. You’d have to be looking at a large plot of land that has the following to compare it as an appraiser would:
  • has 2,000 feet of finished road extended into the property – current cost in 2021 dollars for a finished road is $400 per foot
  • has electric extended 2,000 feet into the lot – check with NHEC to see the cost of extending electric. It will take your breath away.
  • unspoiled views forever – NO windmills as view land abutting my land is conservation land
  • no blasting – test pit dug reveals sand down 12 feet at primary house site
  • the waterfalls – no other land in NH has the three huge falls and numerous small ones this land has
  • three miles on a hot-top road from an I-93 exit
  • extreme privacy – your dream home is not visible from the main road
The following is a list of current listings and sales of raw land in the area. My asking price of $8,277 per acre is very reasonable.

A comprehensive scan of the New Hampshire MLS in September of 2020 shows most parcels of land that would be somewhat comparable are priced higher than $10,000 per acre.
